MAINTENANCE & CLEANING
We manage the online listing of your property in its entirety - from creating the initial listing to price optimisation - leave it all to us.
We will arrange for the guests to have a smooth, hassle-free check in and make sure they know all about the specific details of your property.
We will arrange for any maintenance that the property may need and if required, supply clients with all the relevant products to get started such as toiletries, bed linen and towels.
We will review any guests profiles before they are accepted to stay according to a criteria of your choice. We want this experience to be as hassle free as possible for both you and your guests.
UTILITIES & INSURANCE
We will be available for 24/7 support for both our clients and the guests. Any emails or queries will be responded to professionally and in a timely manner
Each month we will provide you with a clear transparent breakdown of any earnings from your properties. You will also be able to see how many guests were occupied, who they were and when they stayed.
We take from 18% +VAT of bookings plus a small cleaning fee which is dependent on how many guests have stayed. The guests themselves make a large contribution to the cleaning fee and charging one is common practice with Airbnb.
We can help organise all of the utilities on your behalf, making sure you get a competitive deal and reducing the hassle. We also have a fantastic insurance contact to aid you in making sure you're properly set up and ready to welcome your first guests!

With both founders having a background in hospitality and with a wealth of experience within the industry through years of Airbnb - we offer the complete hassle free solution to renting out your property short term.
We offer 24/7 support to both our guests and our clients and are on hand to sort out any problems that may occur. We take care of all the mundane, time consuming tasks that come with short term rentals, allowing you to simply sit back and earn revenue - more often exceeding traditional long term tenancy lets.
Unlike other companies our service is the complete package, from communication and online listing management to changing the bed linen. We work closely with our cleaners and maintenance team to ensure the professional standards our guests expect are consistently met - week in, week out.
We are transparent about our pricing and take a 18% (+VAT) cut on any bookings that we generate plus a cleaning fee - the majority of which is paid for by the guests themselves.
The service we offer is completely risk free to our clients - as we don't make money unless you do!
Joe and Katy founded Host So Simple in 2016 after managing a single property for a family friend whilst studying for their degree. They realised there was a gap in the market for this service in their home town of Liverpool. After both graduating with a first class degree in business management and psychology respectively, they built Host So Simple from the ground up - doing all of the cleaning, maintenance and check ins themselves in the beginning. This has given them a unique and well rounded insight into the different aspects of short term property management which they have retained as Host So Simple has grown.
Now managing in excess of 100 properties, Host So Simple has a fantastic, friendly team managing all aspects of the short term letting process with a keen attention to detail. Today, Joe and Katy's main focus is on-boarding new clients, sourcing properties and managing larger refurbishment projects - whilst still overseeing the day to day functioning of the business. Outside of work they enjoy hiking, eating out (big foodies!) and visiting the cinema.

As well as our management services, we also offer a complete hands-off refurbishment service. We are experts in furnishing properties for Airbnb and serviced accommodation with the vast majority of the properties you see above designed and completed by us.

Host So Simple as a brand specialises in luxury, city centre properties and as such has a limited capacity for the number of listings it can manage - without compromising on the quality of our service to both clients and guests. Therefore, Host So Simple operates exclusively in the city centre and predominantly with 2 bedroom apartments or larger. We will still consider smaller units though they must be of an exceptional standard and location. We totally understand that it is often a big task to design and prepare a property to the required standard for short term rentals and that is why we offer a fully managed interior and renovation service.
